SCOPE OF SERVICES

PRE-CONSTRUCTION SERVICES

  1. Work closely with the architectural and engineering team to achieve an ultimate design within the budget.
  2. Project estimated construction costs based upon preliminary drawings and continually updated during the design phase.
  3. Provide a preliminary construction schedule and continually update throughout project duration.
  4. Analyze alternate building systems as they relate to timing, coordination and cost.
  5. Administer and manage competitive bid process.
  6. Execute contracts / purchase orders with trade contractors and material suppliers.
  7. Apply for and obtain required building permits.

 

CONSTRUCTION SERVICES

  1. Maintain a competent full-time project superintendent on the jobsite.
  2. Establish weekly jobsite meetings with the client, architect and contractors.
  3. Coordinate all on-site inspections and testing.
  4. Coordinate the construction schedule for the installation of tele-data cabling and equipment, furniture systems, security equipment, etc.
  5. Coordinate and process all required shop drawing submittals.
  6. Maintain Daily Progress Reports indicating all jobsite activities.
  7. Review and monitor all jobsite safety in accordance with OSHA standards.
  8. Maintain accurate as-built drawings throughout the construction process.
  9. Receive and forward all Operation and Maintenance Manuals and Warranties.
  10. Arrange for all final inspections and file / track the Certificate of Occupancy.
  11. Distribute and follow-up on the completion of all punch list items.
